Fully Managed Residential Letting Service

11% plus VAT of the Gross Monthly Rent (13.2%), with a minimum fee applicable of £65.00

£250 plus VAT (£300 inc. VAT) New Tenancy Set up Cost and Subsequent Tenancies

  • To Let Board Erected in accordance with Town & Country Planning Act 1990

  • Finding and Referencing Tenants with report available for you to view prior to commitment to tenant

  • First Quarter inspection with emailed feedback, Followed by Half Yearly Inspections unless additional visits are required

Marketing Advice and Property Preparation Service

£250 (plus VAT) per Let

Services we provide:

  • Agree market rent and find tenant in accordance with the landlord guidelines
  • Drawing up of tenancy agreement
  • Advice on refurbishment
  • Provide guidance on compliance with statutory provisions
  • Carry out accompanied viewings
  • Market the property and advertise on relevant portals
  • Erect board at property in accordance with Town & Country Planning Act 1990



Landlord Additional Services and Fees (All fees are subject to VAT)

  • Energy Performance Certificate provided by third party
  • We offer full inventories from £90.00 the fee may increase subject to bedroom numbers and whether your property is furnished or unfurnished
  • Arrangement of Safety Certificates £24.00 plus cost of certificate £70.00
  • Right to Rent checks £15.00 for each tenant
  • Tenancy Deposit Protection Service Arrangement Fee £25.00
  • Service to co-ordinate property maintenance repairs, cleaners,’ gardeners etc £85.00  this service is complementary to our clients within the fully managed residential service
  • Assistance as required with Tax Obligations to Inland Revenue and Customs from £125.00 plus VAT (£150 inc. VAT)

Serving Notices

Maychild Estate and Letting agents work closely with an experience affiliate who we would connect you with and who can advise and take care of all your notices. Fees will be applicable and can be provided upon request.

Completion of forms prior to notices being served £125 plus VAT (£150 inc. VAT)


Tenant Additional Services and Fees

Holding deposit

To reserve a property, we will require a payment equivalent to one weeks rent.  This rent will not be repaid in the event the tenant withdraws from the application to rent, provide incorrect, or misleading information during the referencing process, fails a right to rent check or fails to sign the tenancy agreement within 15 calendar days, or alternative date if mutually agreed in writing.

Security Deposit/Bond

A security deposit equivalent to five weeks rent will be required.  This will be held as security for default or damage during the term of the tenancy in addition to any damages noted after the check out inspection is carried out. Any items left by the tenants within the property will be charged at a reasonable cost.

Amendments to Contract

A reasonable charge will be charged to the tenant if amendment is required to legal documents.

Change of Sharer

A reasonable charge will be made if there is a change of sharer during a tenancy.  This cost covers referencing of the incoming tenant, contract, right to rent checks (if required) and deposit registration.

Lost Keys

In the event tenants lose their keys they will be charged the cost of replacement keys.  If the services of a locksmith are required the tenant will be responsible for those costs.

Surrendering Your Tenancy Early

For a tenant wishing to end the tenancy early, we have a surrender procedure available with the written agreement of your landlord subject to their agreement.  A reasonable fee is charged to cover our costs to draw up the legal documentation required and to cover time for the additional work hours to process the request, including re-marketing of the property and coordinating with the landlord.

Pet Enhancement

In some instances there will be an increase in the advertised rent of £25 for any pets allowed into the property. There will be a fee to create an addendum to vary the tenancy agreement.

Bespoke Services Available

We provide Residential Letting Services in Kenilworth, Leamington Spa, Warwick, Coventry and surrounding villages. We provide bespoke Student letting management, rent collection and tenant find services for Warwick University and Coventry University and understand HMO licensing rules for Warwickshire and Coventry.
