Location, location, location...it’s very important when buying your next home. You can’t physically move the current property that you want to sell, but you can have a Fresh Eye View to take action to improve your kerb appeal and internal presentation. From the moment someone arrives at a property, a potential buyer is asking themselves, ‘Could I live here?’ We all know the phrase, ‘judging a book by its cover’... all sellers should be mindful of this as its very true in the estate agent world. Don’t lose the potential sale before the viewing has even begun!


In a survey (2014) carried out by Relocation Agent Network, 98% of respondents, recommend that sellers ensure outside areas are well presented. From painting the front door to mowing the lawn or planting flowers, according to the majority* of survey respondents, over 60% of sellers do ensure a property’s outside areas are well presented before entering the market. So why put your property at a disadvantage for the sake of a badly maintained front door or broken flower pot with dead flowers?

So what’s the most important jobs to complete before selling your property? Here’s what the survey respondents rated in order of importance...**

  1. Mowing the lawn or clearing the path. Sounds obvious doesn’t it? A 10­minute job like clearing the autumn leaves or mowing the lawn can really improve your property’s kerb appeal.
  2. Painting the front door. It’s the first thing a buyer will look at and you’re creating an impression of what’s behind the door, so make sure your door is looking its best.
  3. Cleaning windows. It not only improves the property exterior, but also ensures clear views from the inside.
  4. Painting the shed. A tired shed at the bottom of the garden is easily improved with a lick of paint.
  5. Planting flowers. Flowers can really lift the outside appearance, for small gardens, consider window boxes or hanging baskets. In the winter make sure the hedges are trim and use greenery to soften the exterior.
